Selling Your St. Mary's County Home on PCS Orders

A practical timeline for preparing, listing, and closing when PCS orders set the deadline.

You can sell your St. Mary's County home on a military timeline, even after you've left for your next duty station. The sellers who do it smoothly start early, decide whether to sell before or after the movers come, and plan for two money items most people hear about too late: Maryland's withholding on nonresident sellers and the military rule for the capital gains exclusion.

This guide walks you through a timeline, how selling from a distance works, and who to call for each piece. If you're still deciding whether to sell at all, read rent it or sell it first, and my military PCS guide covers life at Pax River from the other side.

When Should I Start Selling If I Have PCS Orders?

Start as soon as orders look likely, because the sale itself usually takes a couple of months or more. St. Mary's County homes had a median of 42 days on market in August 2026, according to Redfin, and a financed buyer then needs time for inspections, appraisal and the loan before settlement.

Timing also matters because you're not the only one moving. U.S. Transportation Command says the majority of military moves take place from mid-May through mid-September. If your orders land in that window, your movers and your buyer's timeline will both be busier.

A PCS Selling Timeline

Work backward from your report date

  1. 1As soon as orders look likely: get a home valuation and a net sheet, and decide sell or rent.
  2. 28 to 12 weeks before you leave: handle repairs, declutter, and book your pack-out date.
  3. 36 to 8 weeks before you leave: photos, video, and list the home.
  4. 4Under contract: inspections, appraisal, and the buyer's loan. Your agent handles appointments if you're gone.
  5. 521+ days before settlement: get any Maryland withholding exemption paperwork to the Comptroller.
  6. 6Settlement: sign in person or by mail-away closing where you are.

Should I Sell Before or After the Movers Come?

Both work. It comes down to whether you'd rather juggle showings or carry a vacant house for a while.

Sell While You're Here, or After You Leave?

Tradeoffs to weigh

Selling while you live there

  • The home looks lived in and cared for
  • You can make quick fixes yourself
  • You can sign in person
  • Showings happen while you're packing and working

Selling after pack-out

  • A clean, empty house is easy to show
  • Photos and video can be scheduled anytime
  • You keep paying the mortgage, utilities and lawn care
  • Someone local has to check on the house

Lots of military sellers list right after pack-out. With strong photos, a full video walkthrough and an agent who handles every appointment, an empty home shows well to buyers.

How Do I Sell My House From Another Duty Station?

  • Video and virtual tours let out-of-state buyers, including people relocating to Pax River, see your home before they fly in.
  • Digital signatures handle the listing agreement, offers and most contract paperwork.
  • A local point person meets the inspector, appraiser and any contractors so you don't have to take leave.
  • Mail-away or remote settlement. Ask your settlement company early how they send closing documents to sign with a notary where you are, especially if you'll be overseas.
  • A power of attorney can help if you'll be deployed or hard to reach. Ask your settlement company and your installation legal office what form they'll accept.

That's the video-first approach behind how I market St. Mary's listings: the home has to sell through a screen.

What Should I Do With a Vacant House While It's for Sale?

Treat it like a house you still live in, because buyers will notice if it isn't cared for. Here's what to set up before you drive away:

  • Call your insurance company. Ask how long the home can sit empty under your current policy and whether you need a different policy while it's for sale.
  • Keep the utilities on. Buyers, inspectors and appraisers need lights, water and heat or air.
  • Arrange lawn care and a regular check. A quick weekly walk-through catches leaks and storm damage early.
  • Leave your well and septic records behind. Buyers will ask. See what to gather in selling a home with a well and septic.

What Helps a St. Mary's Home Sell to Buyers Who Aren't Here Yet?

Details a buyer can check from far away. Many buyers looking near Pax River are still at another duty station, so the listing has to answer their questions before they ever tour.

  • Drive time to the gates. Gate 1 at Pegg Road and Route 235 is open 24/7, while other gates keep shorter hours. My gate guide lists them, and a line like "8 minutes to Gate 1" tells a remote buyer more than any adjective.
  • The 2026 AICUZ maps. Buyers near the base may ask where your street falls on the Navy's noise and Accident Potential Zone maps. My AICUZ guide shows how to look up any address.
  • Well, septic and utility records. Out-of-state buyers often haven't owned a home on a well or septic system before, so clear records build trust.
  • A full video walkthrough. It's the closest thing to a showing for someone who can't fly in.

Every one of these can be ready before you leave, which means the house keeps selling itself while you're on the road.

What If My Home Hasn't Sold by My Report Date?

You still have options, and it's better to pick one before you go than to decide from a hotel room. Most sellers in this spot do one of three things:

  • Keep it listed with your agent handling everything locally, and adjust price or presentation based on showing feedback.
  • Rent it for now and sell later. My rent it or sell it guide runs the numbers, and hiring a property manager covers who handles it while you're gone.
  • Revisit the plan with your lender if you need equity from this home for your next purchase.

Talk through these with your agent at the start, not the end. The right backup plan depends on your loan, your next duty station and what homes like yours are doing in your zip code.

Does Maryland Hold Back Money If I've Moved Out of State?

Yes, unless you qualify for an exemption. If you're not a Maryland resident when you sell, the settlement company has to withhold part of your proceeds. Since July 1, 2025, the Comptroller of Maryland says that rate is 8.75% of the total payment to a nonresident individual.

The fix is paperwork, filed early. Form MW506AE lists the exemptions, including a principal residence exemption and one for active-duty military with a government-ordered move. The Comptroller must receive the form and documents at least 21 days before settlement.

If you think you qualify for an exemption, tell your settlement company and tax professional as soon as you're under contract. The paperwork has deadlines before settlement, and a missed one can mean tax is withheld from your proceeds at the table.

So bring it up the day you go under contract, not the week of closing. A tax professional can tell you whether you qualify. Money can fix a lot of things at settlement. It can't make a missed deadline come back.

Do Military Members Get a Capital Gains Break?

Often, yes. Normally you can exclude up to $250,000 of profit ($500,000 if married filing jointly) when you owned and lived in the home for 2 of the last 5 years, per IRS Publication 523.

The same publication lets members of the uniformed services on qualified official extended duty suspend that 5-year period for up to 10 years. Qualified duty means active duty for more than 90 days or an indefinite period, at a duty station at least 50 miles from the home.

That matters most if you rent the home out for a few years before selling. Depreciation from rental years is still taxed when you sell, which I explain in rent it or sell it. Check your situation with a tax professional.

Can a Buyer Take Over My VA Loan?

It's possible. VA Circular 26-23-10 calls assumptions "a fundamental feature of a VA-guaranteed loan." If your rate is lower than today's rates, an assumable loan can make your home stand out to buyers.

Know the tradeoff first. VA says your entitlement stays tied to the loan until it's paid in full, unless the buyer is an eligible veteran who substitutes their own entitlement. The buyer also has to qualify under the lender's and the VA's rules, and an assumption doesn't automatically release you from liability on the loan. Ask your lender about a release of liability, and how the assumption affects buying at your next duty station, before you agree to one.

What Does a PCS Sale Look Like From Start to Finish?

Example scenario: This is a made-up example, not a real client.

Picture a seller stationed at Pax River with a home in California, MD who gets orders with a June report date in San Diego. In March they get a valuation and a net sheet. In April they paint and fix a few items. Movers pack them out in mid-May, and the home goes live the next week with fresh photos and a video tour.

It's under contract in three weeks. They flag the MW506AE paperwork the day they ratify, and in July they sign their settlement package with a notary out west. No surprises on the settlement statement.

Who Should Answer Each Part of a PCS Sale?

  • Your agent: pricing, marketing to remote buyers, and handling showings, inspections and the appraisal while you're gone.
  • Your settlement company: remote signing, power of attorney requirements and the withholding paperwork.
  • A tax professional: the capital gains exclusion, the military suspension and whether you qualify for a withholding exemption.
  • Your lender: your payoff, a VA assumption, and your entitlement for the next purchase.
  • Your installation legal office: a power of attorney before you leave.

What Mistakes Do PCS Sellers Make?

  • Waiting for the movers to list. Prep and photos can happen before pack-out.
  • Finding out about withholding at settlement. The exemption form has a 21-day deadline.
  • Leaving the house without a plan. No one checking on it means a small leak can become a big repair.
  • Not knowing their net. See what it costs to sell in St. Mary's County.

What Should I Ask an Agent Before I List on Orders?

  1. How will you handle showings, inspections and the appraisal if I'm gone?
  2. Do you shoot video tours for out-of-state buyers?
  3. How fast are homes like mine selling right now, and what's my realistic timeline?
  4. Have you closed sales for sellers who were already out of state or overseas?

The bottom line: start early, decide when to list, and handle the paperwork before it handles you. Selling on a military deadline is a big part of what I do. Start with a free home valuation, and read my St. Mary's seller guide for the full process.

Frequently Asked Questions

It's the Comptroller of Maryland's application for a certificate of full or partial exemption from nonresident withholding. Its exemptions include a principal residence and active-duty military with a government-ordered move, and the form must be received at least 21 days before settlement.

VA loans can be assumed by a qualified buyer, according to VA Circular 26-23-10. Your entitlement stays tied to the loan unless the buyer is an eligible veteran who substitutes theirs, so talk to your lender first. My rent or sell guide covers entitlement too.

Either works. Selling while you live there lets you make quick fixes and sign in person, while selling after pack-out gives buyers a clean, empty home but leaves you paying to carry it. My seller guide covers prep either way.
