St. Mary's County Communities

Area Guide · St. Mary's County, MD

The best area to live in St. Mary's County depends on what you care about most. A short drive to the base, a walkable downtown and five quiet acres point to three different towns. Here's how I help buyers narrow it down, then every community I serve is listed below.

Shortest Commute to Pax River

If your workday starts at the gate, look at Lexington Park, California, and Great Mills. Remember that only Gate 1 at Pegg Road is open 24/7; Gate 2 at Great Mills Road runs weekday daytime hours and Gate 3 only the morning rush. Here's how to pick your gate.

Walkable Small-Town Living

Leonardtown is the county's walkable town: a courthouse square, local restaurants and shops, First Fridays, and Breton Bay at the bottom of the hill. Homes close to downtown tend to sell quickly. Read buying a historic home in Leonardtown if the older homes catch your eye.

Space and Acreage

For land and a slower pace, look north to Mechanicsville and Charlotte Hall, or at Hollywood, near Sotterley and Greenwell State Park. Expect a longer drive to the base and more homes on private well and septic, so budget for those inspections.

Waterfront Living

For the Potomac and the bay, the southern county around Piney Point, St. Inigoes and Ridge is quiet and water-centered, and creeks around Leonardtown and Hollywood offer quieter water. Before you buy, read waterfront homes in St. Mary's County: what buyers need to know.

Best Value

Lexington Park generally has the lowest prices in the county. The Census puts its median owner-occupied home value at $309,700, compared with $407,600 county-wide (2020 to 2024 estimates). Those are long-run averages, so ask me for current numbers.

Schools

In St. Mary's County, school assignment follows the exact street address, not the town name. Here's how to check any home's schools, plus my guide to buying a home in St. Mary's County.

How to Choose

  1. Map your commute: which gate or office, and what shift.
  2. Decide on town or space: walk to dinner, or room to spread out.
  3. Set your budget, including taxes, insurance, and well and septic costs.
  4. Check schools for any address on your short list.
  5. Tour at the times you'd actually drive, especially near the base.

Tell me your priorities and I'll suggest two or three areas to start. Start here. I also serve buyers and sellers in Charles and Calvert County, listed below.

St. Mary's County Towns in Brief

Lexington Park: the community at the gates of NAS Patuxent River, with the county's shortest commutes, generally its lowest prices, and a deep rental market.

California: the Route 235 shopping and dining corridor, with newer homes and subdivisions close to Gate 1.

Great Mills: established neighborhoods and community parks near Gate 2 on Great Mills Road.

Leonardtown: the historic county seat, with a walkable downtown, First Fridays, the hospital, and Breton Bay.

Hollywood: a rural, historic community near Sotterley and Greenwell State Park, with more room between neighbors.

Mechanicsville: farm country in the northern county, where buyers trade drive time for acreage.

Charlotte Hall: the northern gateway on Route 5, known for its farmers market and easy access toward Charles County.

Piney Point: Potomac River views, a historic lighthouse and the road south toward St. George Island.

Callaway: At the crossroads of Point Lookout Road and Piney Point Road, on the way toward Valley Lee and the Potomac.

Valley Lee: Part of the Lower Potomac area, with Cecil Park and roads leading toward Tall Timbers and Piney Point.

Ridge: Down in South County, on the way to Point Lookout and the meeting of the Potomac River and Chesapeake Bay.

St. Inigoes: Along Route 5 in South County, with St. Inigoes Landing on Beachville Road and St. Mary’s City nearby.

St. Mary's City: Maryland’s first capital, with Historic St. Mary’s City and St. Mary’s College beside the St. Mary’s River.

Beyond St. Mary's: Charles and Calvert County

Some buyers end up just over the line. Charles County has the closest access to Washington, DC, with Waldorf as its largest hub. Calvert County runs along the bay between the Patuxent and the Chesapeake, and Solomons and Lusby sit just across the Thomas Johnson Bridge from Pax River. I help buyers and sellers in all three counties, and every community is listed below.
