Buyers · Leonardtown · St. Mary's County
Leonardtown is St. Mary's County's historic seat, with a walkable downtown, a courthouse square, and Breton Bay at the bottom of the hill. The older homes in and around town have porches, plaster, and stories you can't build new. They also come with a few things to check that newer homes don't. Here's my guide.
Downtown is one of Maryland's designated Arts and Entertainment Districts, and you can walk to shops, restaurants, and the waterfront. It's about 20 to 30 minutes to Lexington Park and the base, so it works for Pax River families who want small-town character over the shortest commute. More in my Leonardtown guide.
If a home was built before 1978, federal law requires the seller to give you a lead-based paint disclosure, and you have the right to a lead inspection or risk assessment. It doesn't mean you shouldn't buy, but plan renovations accordingly, especially with young kids in the house.
Some historic properties come with review requirements for exterior changes. Before you plan new windows, siding, or an addition, check with the Town of Leonardtown and St. Mary's County Land Use and Growth Management about whether the property is designated and what's allowed.
Get an insurance quote during your inspection period, since older systems can affect price and coverage. If you're using an FHA or VA loan, the appraiser will flag safety and condition items like peeling paint or missing handrails, so we'll factor that into your offer. My VA buyer checklist explains how that appraisal works.
For the right buyer, absolutely. Go in with a good inspector and a realistic repair budget, and you get a home with character in one of the best small towns in Southern Maryland. Want to see what's available? Tell me what you're looking for.
Older homes reward buyers who plan ahead. Set aside a repair reserve each year, prioritize safety and water issues first (roof, electrical, drainage), and tackle cosmetic projects later. Ask the seller for records of past work, because knowing what's already been updated can change your offer.
Use contractors who are comfortable with older homes, and follow lead-safe work practices on anything built before 1978. Keep original details you love where you can; they're a big part of what the next buyer will pay for. And check with the Town of Leonardtown and the county before exterior changes on a designated property. See the full Leonardtown buyer's guide.
