Property taxes are part of your monthly payment, so they belong in your budget before you pick a price range. Here's how they work in St. Mary's County, with a real example, plus the one credit every homeowner here should apply for.

The St. Mary's County Rate

For fiscal 2026, St. Mary's County's real property tax rate is $0.8478 per $100 of assessed value. You'll also pay a smaller state rate on top of that. Your bill is based on the assessed value the state sets for your home, which isn't always the same as what you paid.

A Real Example

Say a home is assessed at $350,000. Divide by 100 and multiply by 0.8478, and the county tax is about $2,967 a year, or roughly $247 a month, before the state portion. If your lender escrows taxes, that monthly piece is built into your mortgage payment. It's the same math I use in my PCS buyer checklist.

How Your Assessment Works

The Maryland Department of Assessments and Taxation (SDAT) reassesses every property on a three-year cycle. When values go up, your assessment can go up too, and that's where the Homestead Credit comes in.

The Homestead Tax Credit

The Homestead Tax Credit limits how much the taxable assessment on your main home can rise each year:

  • The state cap is 10% a year, and counties can set a lower cap for their portion of the tax.
  • It only matters when your assessment rises faster than the cap. In a year with small increases, it may not change your bill.
  • It applies to your principal residence, and you have to live there at least six months of the year.
  • It's a one-time application with SDAT. Apply as soon as you move in, since the credit is tied to you as the owner.

Maryland also has a separate Homeowners' Property Tax Credit based on income. If your household income is limited, it's worth checking whether you qualify.

Taxes at Closing

Think Your Assessment Is Too High?

When SDAT sends a new assessment notice, you can appeal it if you believe the value is wrong. You typically have 45 days from the date on the notice to file, so don't let it sit in a drawer. Strong appeals are built on facts, like recent sales of truly similar homes or condition issues the assessor didn't see. I can pull comparable sales to help you decide whether an appeal is worth it.

Taxes and Your Mortgage Escrow

If your lender collects taxes in escrow, your monthly payment includes a share of your yearly tax bill. When taxes or insurance go up, your lender may raise your payment or ask you to cover an escrow shortage. Review your annual escrow statement so it never catches you off guard.

Buying New Construction?

On a brand-new home, the tax bill can change once the finished home is fully assessed. Ask the builder and your lender how the first year's taxes are being estimated so your budget isn't based on the value of an empty lot. Compare more in new construction vs. resale.
