Brand-new or already lived in? It's one of the first forks in the road for a lot of my St. Mary's buyers, especially families moving here for Pax River who want something move-in ready. Both can be the right answer. Here's how I help people decide.

Compare the Total Cost, Not Just the Price

A base price on a new home rarely tells the whole story. Line up both options with the same list:

  • Upgrades: the model home is usually loaded with them. Price the home the way you'd actually buy it.
  • HOA dues and what they cover.
  • Property taxes: run the numbers with my St. Mary's property tax guide.
  • Extras a resale often includes: blinds, landscaping, a finished yard, appliances.
  • Your commute: where the home sits relative to the Pax River gate you'll use can be worth more than a new kitchen.

Timing and Your Report Date

A resale can close on a timeline you control, which matters when you're working toward a report date. A home that's still being built depends on the builder's schedule. If you're on orders, ask for realistic completion dates in writing, and have a backup plan if construction runs long.

Bring Your Own Agent From Day One

The friendly sales rep in the model home works for the builder. Having your own agent means someone is reading the builder's contract, pushing on upgrades and incentives, and keeping an eye on inspections for you. Builders often want your agent named on your very first visit, so bring me in before you walk in.

Yes, Inspect a Brand-New Home

New doesn't mean perfect. I recommend an independent inspection before the drywall goes up, when you can still see framing, wiring, and plumbing, and another before your final walkthrough. It's one of the steps in my St. Mary's home buyer's guide.

Where Resale Wins

  • Established neighborhoods with mature trees and finished amenities.
  • More room to negotiate on price, repairs, or closing costs.
  • Often closer in, with shorter drives to the base and to town centers like Leonardtown.
  • Character you can't order from a design center.

  • Modern layouts, energy efficiency, and lower maintenance for the first several years.
  • A builder warranty on the home and its systems. Read exactly what it covers and for how long.
  • Picking your own finishes.

Questions to Ask the Builder

  • What's included in the base price, and what does each upgrade cost?
  • What's the realistic completion date, and what happens if it slips?
  • How much is the deposit, and when is it refundable?
  • What does the warranty cover, for how long, and how are claims handled?
  • Can my own inspector visit before drywall and before the final walkthrough?
  • Are there incentives if I use the builder's preferred lender, and how do they compare?

The Builder's Contract

Builder contracts are written by the builder and usually look very different from a standard resale contract. Read the deposit terms, change-order rules, completion timelines, and what happens if the home appraises below the price. This is where having your own agent pays off, and for anything legal, a real estate attorney can review it.

The Final Walkthrough and Punch List

Before closing, walk the home with your inspector's report in hand and make a punch list: scuffs, sticky doors, missing trim, anything that isn't finished. Get the builder's commitment in writing for when each item will be fixed. Then keep your warranty paperwork somewhere you'll find it.
