Over the last three years, St. Mary's County listings have moved fastest in March, April and May. Averaging the monthly medians for the years available, listings spent about 27 days on the market in those months, compared with about 54 days in January, based on Realtor.com data published by the Federal Reserve Bank of St. Louis. Military moves around NAS Patuxent River add a second wave of buyers from mid-May into September.
That doesn't make spring the right time for every seller, and it isn't a prediction. What it does show is when buyers are most active, which tells you when your home needs to be ready. Below I'll walk through the monthly numbers, the Pax River calendar, and how far ahead to start. My 4-week prep plan covers the work itself.
Which Months Do St. Mary's County Homes Sell Fastest?
March through May, by a wide margin in this data. Here's the average of the monthly median days on market for St. Mary's County listings, from Realtor.com data on FRED. January through September use 2024, 2025 and 2026. October through December use 2024 and 2025.
Median Days on Market by Month, St. Mary's County
Average of monthly medians, 2024 to 2026 (shorter bar = faster)
Two things stand out. Spring is consistently the fastest stretch, and winter is consistently the slowest. In 2026, the median listing was on the market 23 days in March and 22 in April, compared with 52 days in January.
The pattern held in each of the last three years. March through May medians ranged from 27 to 33 days in 2024, 24 to 31 days in 2025, and 22 to 25 days in 2026. January was 50, 61 and 52 days. One year can be a fluke. Three years in a row is a pattern worth planning around.
Days on market here is Realtor.com's measure for active listings. It's a good read on how long homes sit, but it's not the same as the time from listing to closing.
When Do Most Sellers List?
Also in spring, which means more competition. New listings in St. Mary's County averaged about 159 in April and 161 in May over 2024 to 2026, compared with about 82 in January, according to the new listing count on FRED.
| Month | Avg. new listings (2024 to 2026) | Avg. median days on market |
|---|---|---|
| January | 82 | 54.3 |
| March | 147 | 26.7 |
| April | 159 | 27.3 |
| May | 161 | 27.7 |
| July | 138 | 36.7 |
| September | 123 | 40.7 |
| December* | 74 | 51.0 |

So spring brings the most buyers and the most competing listings at the same time. A home that's priced right and ready to show stands out. One that isn't gets compared with everything else that came on that week.
Inventory has also been building. The number of active listings in the county was 271 in September 2026, compared with 238 in September 2025, per the active listing count on FRED. More choices for buyers makes preparation matter more, in any season.
How Does the Pax River Calendar Affect Selling?
It stretches the busy season into summer. NAS Patuxent River is the largest employer in St. Mary's County, with more than 20,000 military and civilian employees, according to the Maryland Department of Commerce. And U.S. Transportation Command says the majority of military moves take place from mid-May through mid-September.
Buyers arriving on orders have a report date, so they shop on a deadline. If your home is a short drive from Gate 1 at Pegg Road and Route 235, the base's 24/7 gate, put that drive time in your listing. My gate guide lists each gate's hours.
If you're the one leaving on orders, your timing is set for you. My guide to selling on PCS orders builds the schedule backward from your report date.
What Happens to Listings That Sit Into Summer and Fall?
More of them cut their price. In April 2026, 56 of the county's 221 active listings, about 25%, had a price reduction, according to Realtor.com counts of price-reduced listings and active listings on FRED. By September 2026, it was 102 of 271, about 38%.
| Month (2026) | Active listings | Listings with a price cut | Share with a cut |
|---|---|---|---|
| April | 221 | 56 | 25% |
| May | 237 | 76 | 32% |
| July | 247 | 86 | 35% |
| September | 271 | 102 | 38% |

Some of those are homes that came on in spring at a price the market didn't support, then reduced as the weeks went by. A price cut isn't a failure, but it usually means the first, busiest weeks on the market were spent at the wrong number.
That's the real lesson of the calendar: the best time to sell is when your home is ready and priced right, and spring rewards that the most. It also punishes a slow start the most, because buyers have so many other homes to compare.
How Early Should I Start Getting Ready for a Spring Sale?
Earlier than spring. If the fastest months are March through May, your home needs to be priced, prepped and photographed before then, which means the work starts in winter.
Getting Ready for a Spring Listing
Working backward from a March or April list date
- 1Week 1: get your real number from nearby sales, not a county average or an online estimate.
- 2Week 2: declutter and book any repair pros.
- 3Week 3: handle the small fixes a VA appraisal notices, pump the septic if it's due, and gather your records.
- 4Week 4: deep clean, tidy the yard, and get ready for photos and video.
Week one matters most. A townhouse near the base and a historic home in Leonardtown are different markets, so your price has to come from your part of the county. See what homes are worth by zip code.
Week three is where sellers avoid a stalled closing. Many buyers near Pax River use VA loans, and the VA appraisal looks for safety items like peeling paint on older homes. Here's what a VA appraisal checks, including the Maryland termite inspection rule.
Bad weather, holidays and contractor schedules all slow down winter prep, so it's smart to build in a cushion. Starting in January for a March listing gives you room.
Is It a Mistake to Sell in Fall or Winter?
Not necessarily. Fewer homes come on the market in late fall and winter, so the buyers who are looking have fewer choices. The tradeoff is that listings sit longer: the December and January medians in this data were 51 and 54 days. In August 2026, Redfin still counted 121 county home sales, so homes sell all year here.
If your life says sell now, the season matters less than price and condition. A home that's ready and priced to its neighborhood can sell in any month. A home that isn't will struggle in the busiest one.
Whether to wait is a personal decision that depends on your next move, your equity and your timeline. I'm happy to lay out the numbers for your house, but the choice is yours.
What Should I Do Differently Depending on the Season?
- Spring: expect competition from other new listings. Price to your part of the county and have photos, video and records ready on day one.
- Summer: buyers on orders are shopping, often from another duty station. Lead with gate drive times and a full video walkthrough.
- Fall: fewer new listings come on, but price cuts are more common, so a well-priced home can stand out. Keep an eye on the price-reduced count for your area.
- Winter: listings sit longer, so make the most of shorter days with bright photos taken in good light, and keep walks and driveways clear for showings.
What Does a Spring Timeline Look Like?
Example scenario: This is a made-up example, not a real client.
Picture a seller in Hollywood who wants to be on the market in mid-March. In early January, they get a home valuation built from nearby sales. Mid-January, they declutter and book a painter. In February, they fix small safety items, pump the septic and pull their records. The last week of February is cleaning, yard work and photos.
The listing goes live in March, right as the fastest stretch of the year starts. Nothing about that plan is rushed, and nothing depends on good luck with the weather.
Who Should Help You Decide When to List?
- Your agent: what homes like yours are doing right now, and how long your prep will take.
- Your lender: if you're buying next, how the timing of the two closings works.
- A tax professional: if the timing of the sale affects capital gains or a move out of state.
- Your family's calendar: school year, job start dates and orders often decide more than the market does.
What Timing Mistakes Do Sellers Make?
- Starting prep in spring for a spring sale. By the time the house is ready, the fastest weeks may have passed.
- Reading one month as a trend. Monthly numbers bounce. Look at the pattern across years.
- Pricing for the season instead of the house. Spring brings buyers, but it also brings competition.
- Forgetting the paperwork. Well, septic and VA items take time. See selling with a well and septic.
