5 Ways to Sell Your St. Mary's County Home Faster

Make your home easier to evaluate with focused preparation, clear pricing, strong photos, and a showing plan.

To prepare your St. Mary's County home for the market, focus on three local details: pricing to your part of the county, the Pax River move calendar, and having your well, septic, and waterfront answers ready before showings. I grew up here, and these are the details I see sellers overlook most often.

1. Price to Your Part of the County, Not "St. Mary's" as a Whole

St. Mary's isn't one market. A townhouse a few minutes from the base in Lexington Park or Great Mills competes with completely different homes than a historic place in Leonardtown, a few acres in Mechanicsville, or a waterfront lot down in Piney Point and St. Inigoes. Your price should come from recent sales in your pocket of the county, not a county-wide average or an online estimate. That's exactly what a free home valuation from me looks at.

None of these steps guarantee a faster sale. They make your home easier to find, easier to like and easier to finance, which improves your odds with the buyers who are shopping now.

2. List With the Pax River Calendar in Mind

NAVAIR identifies NAS Patuxent River as St. Mary's County's largest employer. PCS orders can come with a firm report date and a housing timeline, so timing matters for some buyers. Rather than assume one peak window, compare your plans with current local inventory, recent sales and your own move schedule. A home that's priced appropriately and ready to show when those buyers are searching may get in front of them. That doesn't mean every seller should wait for summer.

Here's a detail most listings skip: tell buyers which gate is closest and use a map-based distance rather than an unverified drive time. Among NAS Patuxent River's three vehicle gates, Gate 1 at Pegg Road and Route 235 is open 24/7. The Navy's current base access page lists Gate 2 at Great Mills Road as open weekdays from 5:30 a.m. to 6 p.m., and Gate 3 at Hermanville Road from 6 to 9 a.m. and 3 to 5:30 p.m. weekdays. Gate hours can change, so check the Navy's page before relying on them.

3. Get Ahead of Well, Septic, and Critical Area Questions

A lot of St. Mary's homes run on a private well and septic system, and a lot of them sit near the water. Buyers, lenders, and inspectors will ask about all of it, so have answers ready before you list:

  • Septic: pull your pumping and repair records. If your system ever has to be replaced and you're in the Critical Area, Maryland requires a nitrogen-removing BAT system, and buyers know that's a real cost.
  • Well: a recent water test takes a common inspection worry off the table.
  • Critical Area: if your land is within 1,000 feet of tidal water or tidal wetlands, it's in Maryland's Critical Area. The first 100 feet from the water (or more, on steep slopes) is a protected Buffer where clearing and building are generally off limits. Waterfront buyers will want to know what they can add, like a pier, a deck, or an addition, before they write an offer.

Answering these up front keeps them from turning into a renegotiation after the inspection.

4. Make Your Home VA-Ready

If your buyer uses a VA loan, the VA appraisal checks basic safety and livability items, things like peeling paint, missing handrails, and systems that don't work, and a termite inspection is standard. Taking care of small fixes before you list keeps the appraisal from stalling your closing.

5. Market to Buyers Who Can't Tour in Person

Some Pax River buyers shop from another duty station, so a home's online presentation can shape their first impression. Professional photos, aerial footage where useful, and a walkthrough video can help out-of-area buyers evaluate a property before visiting. Ask what digital materials are planned for your listing. Know Your Selling Costs Before You List

In St. Mary's County, the county transfer tax is 1% (the first $30,000 is exempt when the buyer will live in the home as their main residence). The state transfer tax is 0.5%, cut to 0.25% for first-time Maryland buyers, and in that case the seller pays it. The county recordation tax is $4.00 per $500. Who pays which of these gets set in your contract, and I'll walk you through what's typical and what you'll net before you sign anything.

A 4-Week Prep Plan Before You List

  1. Week 1: get a free home valuation, talk through your timing, and walk the house with me to decide which repairs are worth it.
  2. Week 2: declutter room by room, donate what you won't move, and book any repair pros.
  3. Week 3: touch up paint and fix the small items a VA appraisal checks, like peeling paint, missing handrails and anything that doesn't work. Pump the septic if it's due, and gather your records.
  4. Week 4: deep clean, tidy the yard, and get ready for photos, drone, and video.

Thirty days is a planning framework, not a promise. Contractor repairs, septic work or a water retest can take longer, so start those first. If you're on PCS orders, we can compress it, and I'll help you prioritize what matters most.

What to Expect in Your First Two Weeks on the Market

The first week is when your home gets the most attention, from buyers who have been waiting for something like it to come up. Expect a burst of showings, then feedback. If the price and presentation are right, that's when strong offers tend to arrive. If showings are light or the feedback keeps naming the same issue, we talk about it right away instead of waiting a month.

If Your Home Isn't Selling

When a home sits, it's almost always price, condition, or exposure. We look at the showing count, the feedback, and what's sold around you since you listed, then adjust the one that's off. My step-by-step seller guide covers the full process, and if a past listing expired without selling, I'm happy to look at what happened.
